ROOF WORK/NEW ROOF: We’re not saying that everyone could benefit from a brand new roof. But ensuring yours is in good shape and is sturdy enough to last potential buyers 15 or more years of service is a huge benefit, and a great attraction for those looking to buy.
SIDING REPLACEMENT: The right siding can look gorgeous, helping curb appeal considerably while also checking off one of those “necessary basics” we all look for when buying a home. Not only does this improve your chances of attracting interested buyers, but it also sports an above 90% return on investment on average.
NEW WINDOWS: New windows are one of those “iffy” options, because a fresh energy-efficient window installation will not pay for itself for a few years, drastically dropping its ROI. However, if your windows are in poor shape, this becomes almost a must, and every year you continue to spend in your home increases the worth of this project. If you’re five or so years from selling, then new windows suddenly goes from low on the list to near the top!
REPLACING GUTTERS: New gutters are one of the most cost-effective and simple options you can roll with. A minor investment with good return, and you avoid that “the house is great but did you see those gutters” sort of situation. Every gray mark is a potentially lost buyer, so gutter replacement is an easy choice.
